Ludington Lookout

New Years Eve is a fun time in Ludington! We’ve done this stay for several years and always had good beer,good food and good times. Staying at One Ludington Place is perfect! A cozy condo with a fireplace and all the amenities we need for a long weekend. We’ll be back next year!

We stayed at this condo the last week of August. Ludington is a favorite place for us to vacation. This was the first time at this condo but definitely not the last. Location is perfect. It is very clean and spacious. My family of 7 (6 adults 1 child) had plenty of room. Host is very responsive with any questions. We had a great time and can't wait to come back.

Unit in need of refurb. Walls/framing marred. Carpet permanent stains,matted,dirty,nail pops. Master mattress lumpy. Lights out over stove,master bath fan,kitchen ceiling. We removed kitchen sink stains/pink mold on shower curtain.Headboards loose.

It was a great week to relax & enjoy Ludington.
This condo is close to downtown shopping, the marina & park, a short walk to Sterns beach.
Having a condo was great for making meals for our family. We used the on-site grill a few nights.
Having a pool was nice! The only “problem” we had was our kids were told they couldn’t jump into the pool. It wasn’t a huge deal but they are little and didn’t understand.

We love this location; so many things are walkable, especially the House of Flavors. The pool is a huge plus; the water temp is great and the pool is always clean and inviting with umbrellas for those who want shade. All the outside building improvements look great. We have stayed here many times and will continue. Blessings

We enjoyed our stay at one ludington place. Plenty of room for the 4 of us. Everything in walking distance. The weather was great and we enjoyed sitting on the deck watching the sunset over the lake. Great spot to catch up with long time friends.

Top-quality, well-appointed condo in an excellent location with superb professional management that makes the experience easy from start to finish. Practically perfect in every respect. If you prefer to sleep on a REALLY soft mattress, you may find the Ludington Lookout flawless.

We like this location for so many reasons. The secured entrance locks we feel safe and secure. The children love to swim every day go to the park. All the beaches are close by, we loved our Condo because we could see the pool, the badger and the marina. It was a wonderful week.

The Ludington Lookout condo was super clean with plenty of space for our extended family. It was equipped with everything you might need, and the beds were very comfortable. It is centrally located to local restaurants, Waterfront Park, and is right on the harbor for watching the Badger car ferry depart for and arrive from Manitowoc, WI. The beach is a several block walk away. The unit includes one parking space in the underground parking garage and is super close to the elevator.

Check-in and check-out were seamless, and the management team was always available to answer questions. We inadvertently left an item behind after check-out and they immediately retrieved the item and held it for us until we could return to pick it up.

We rented this for our children and families while we stayed on our boat at the marina. It was a perfect set up for all of us to be together. We were well pleased with our accommodations. The rooms were very clean, quite comfortable, well equipped and plenty of room for everyone. Our favorite breakfast spot was Che John’s and dinner spots are too many to mention. Loved biking, hiking, swimming, and ending the evening in hot tub. Highly recommended is a rare rating from me, but I highly recommend!

Overall a great time. You can't beat the location: close to the park, the Badger and of course the House of Flavors!

The condo is great - clean, spacious and comfortable. The location is perfect and a couple blocks from shopping, restaurants, beaches, playgrounds, fishing, parks.

I was in town for the month and enjoyed being able to cook my own meals, especially in the Covid19 environment. Ludington Lookout was clean and well furnished, and easily accessed from the parking garage.

We absolutely loved our stay at the Lookout. We had plenty of space and everything was so clean. We loved that we could walk everywhere and the kids loved being right next to the park and House of Flavors. We recommend to bring a wagon, it made walking to beach with all our stuff much easier. We will definitely stay here again for our next visit to Ludington.

We love it here and come back every year. The condo is beautifully maintained and has everything you need. The location can't be beat.

Nice space and views. Easy access to town, beach, restaurants. Appliances in good condition. Management was responsive and helpful.

The surfaces were clean, but bathroom/kitchen drawers & cabinets needed a wipe down. You don’t want to see hair (bathroom) or crumbs (kitchen) in drawers and cabinets.

Our only major issue was we couldn’t use the balcony due to significant bird droppings. We cleaned it up initially but it was hard to keep up w/ volume & frequency. So instead, we limited our use of this outdoor space. This would lead me to choose a different property the next time we are in Ludington.

The lint filter in the dryer was so full, it was difficult to pull out before using dryer; actually pulled lint out from inside of dryer once filter was out! Fire hazard.
Hairball the size of my fist removed from the drain of the bathtub (which was not draining on first use); totally gross and not my job.
Light over stove burned out or not installed?
Dishwasher lights flashing on and off during cycles - needs maintenance?
Pigeons poop on deck every afternoon, eve despite owl on corner; a mess to clean to every day.
Towels in kitchen permanently stained.
Bottom sheet on second queen bed had permanent black stains.
3rd bedroom too crowded with 2 bunk beds; consider 2 single beds.

Our sons and their families occupied two condos @One Ludington Place, each sleeping eight (8) for a week in July for our every-two-year family reunion. They enjoyed their time. Comfort in terms of temperature was an issue in both units in the bunk-bed rooms and the hot tub didn't work all week. That was a major issue for our Phoenix family of seven (7) as they were looking for more "heat". We were promised the hot tub would be fixed by the Tuesday after their arrival the previous Saturday and it never was fixed.

The person I did the reservation through, Nikki Smith, was extremely helpful. The property was in a great location and setting, within easy walking distance to restaurants, shops, etc. The property was in excellent condition and was clean. Nikki was very helpful in providing directions to the property and how to access everything.

This is the fourth summer I’ve spent in your facility. The location is wonderful with lots to do both for kids and adults. My grandkids love the pool and watching the Badger come and go. The staff is helpful and friendly. Everything is clean and well maintained. Rooms are supplied with games and videos. I look forward to coming again next summerv

After several years this is still our go to vacation place in Ludington. Condos are well equipped and the kids love the pool no matter how cold it is. Close walking distance to everything.

Ludington is the pertfect location for a family vacation. We love staying at Ludington Lookout for the convent location and swimming pool. We also love to see the badger every day.

I rented two condos for family. Condos were beautiful and we were very satisfied. The only complaint I have is that the pool rules were too restrictive. I understand rowdiness is not permitted, but to stop a dad from tossing swim diving rings for his young children to dive for is ridiculous. Only thing allowed was to get wet. I chose these condos because they had a pool, wish I had known that playing in it was not allowed.

Loved this place but the Internet was pretty bad. They really need to upgrade.

Ludington Lookout was perfect. The location can't be beat and the condo was beautiful and furnished with everything you could need. It was updated, very clean and spacious. We'll be back next year!

If you have a family with kids under 30, do not go there. My family and I stayed here in June 2017. The condo was beautiful- we were very excited when we got there. Our excitement turned to frustration about 5 minutes after our arrival as we were constantly badgered by the "management" on a daily basis about one thing our another. I recommend you request and read the by-laws very carefully!
No balls, or "projectials of any kind, no music at the pool (without headphones).

The rules themselves were one thing. The way we were treated was another. I don't know about you but I don't pay 2k on a condo rental to have my family treated like dirt while on vacation.

The management, owners, and the association there do not like renters!!

They apparently had a meeting about my 13 year old son and his friend to which a vote was called resulting in both of them losing their hot tub privileges.

There were complaints by other owners that they were cannnonballing into the hot tub. I never saw them do this, and my son and his friend denied the charges.

No one ever said anything to my wife or my self. The next day at 1pm while my daughter and her friend were in the hot tube, the manger came by and started to add chemicals to the hot tub while they were in it!! I asked if it was safe and she said "I think so", I asked what's in it - she did not know and so I told my daughter to get out. The next day there was a cone and a sign indicating that the hot tub was broken.

I explained all this to Nikki at West Shore, she apologized and admitted that some of the owners were not happy that some owners rent their properties.

I explained that the hot tub was one of the amenities we paid for and that with the cooler weather, it was nice for the kids to be able to warm up in there in between swimming in the pool.

Nikki said that she would speak to her business partners about issuing me a credit for my inconvenience.

Super clean condo (Condo 60) , well made, good furniture, nothing cheaply done. Great view and condo was very large, over 1600 sq feet - more than enough for our family of 5 and could easily hold a few more! Best stocked kitchen we have ever found in a vacation rental. Condo right downtown overlooking pool and harbor. Would definitely stay again. Pool was rather cold, however.

Overall very clean well kept property, one block off the main street of Ludington, dangerously close to House of Flavors! Suggestions: for a unit that sleeps 8 how about a 4 slice toaster instead of two? And having more than one pool pass would be nice. The elevator was a bit smelly.

We found this condo last year and stayed one week. The experience was so good we came back for two weeks this year. Ludington Lookout is extremely well appointed. The beds are so comfortable we did not want to leave. The weather was incredible and Lake Michigan is just a few blocks west. The City Park and State Park are the best in the State. Most restaurants are within walking distance and the new grocery market is only one block away.
This is a real treat when you want to beat the heat down south!! We will be back. Almost forgot, we were able to enjoy two free summer concerts in the park. Try the Blue Moon restaurant it was a real surprise!!

We've rented homes near Ludington for years but this was our first experience staying downtown. We really enjoyed the convenience of being able to walk almost everywhere...shopping, dining out, the beach, the marina. The pool was a nice feature for the kids on those days that Lake Michigan was too chilly for a swim. We found the condo to be neat and well-appointed. It was also very quiet; we knew we had neighbors but we never heard them! We only had one minor issue during our stay: the large tub in the master suite had a plumbing issue so we could not use it. But overall we enjoyed our stay and hope to return.

Clean well maintained luxury condo big enough for my husband & I and our daughters family; her husband & 2 daughters. This was our 5th year renting here & we love the condo, the nearby beach, marina, the beautiful park & downtown Ludington. We will return every summer!

Thank you for a very relaxing vacation . The condo was clean, had everything needed for a family of 8 to use and enjoy. Close to water , downtown and the House of Flavors. We enjoyed the local State Park and lighthouse, rafting from Hamlin Dam and along the coast of Lake Michigan

This was our 2nd visit to the Lookout but the first time we visited for the Holiday. The unit was clean and well-stocked and the location in Ludingtion is great for walking everwhere we wanted to go within the city. We especially liked that we could view the city fireworks display right from the property.

Nice location. Close to the marina. Can walk about 4 blocks to the beach. Watch the Badger arrive and depart each day. Beautiful park across the street.Pool was great (heated too).

was a little put out with the handicap parking. my in laws are in their 80's and my father in law had 4 strokes last year. he also has alzheimers. they parked in the parking garage with a handi cap parkig sticker and management came up and knocked on the door when my husband and i were gone and made them move their car. very very disappointed in that. the steps were a bit challenging for them. other than that we loved it

We thoroughly enjoyed our vacation in Ludington. We had 4 teenagers with us and I didn't hear "I'm bored" one time (which is pretty amazing). Overall, we were very happy with our accomodations as we felt right at home. The one exception was the towels provided (they left a little to be desired).

Our family came to Ludington for a Thanksgiving weekend. Everything about the property and condo were top rate. An excellent view of the marina and pool area (which would be really neat in the summer!) We plan to return.

The only problem we had was that we were told that we would not need an electronic password to enter the building - we could get in with a key. It turned out we DID need an electronic password, and had to contact the management company to get in. They did respond promptly by cell phone, at a time their office was closed, so I didn't reduce their rating from 5.

My family really enjoyed the condo. Everything was in excellent condition and thoughtfully provisioned. Our only concern was that the condo key did not open the building lobby door and an alternate entry procedure had to be obtained. Overall I strongly recommend any unit in this complex.

This was our families first visit to Ludington and we had a wonderful time! The Condo was perfect for our 7 person party.

The property management company responded quickly to our request to accomodate a special need.

While the facilities and unit we rented were very nice, we were hassled by the residents in our building for stupid stuff! We felt as if every time we stepped on property we were being under surveillance! We are not a party crowd, but a family with children. We left the unit in a clean condition, even doing laundry for the maid crew. We would NOT RECOMMEND this property for families! There's a strong chance that we would avoid it at all costs upon a future visit to Ludington. What a shame to report that! If year-round residents continue in this fashion, those in the rental pool will suffer the consequences! It's important for families with children to know that this is not the place for them!

Had a great time....second rental at the condo's.... will be back again...I did see the cleaning cost went up about 25 percent, we always try to leave it cleaner than when we found it. very nice property.

Great location - easy access to downtown and the beach front. Parking was convenient. The units were nice, clean, comfortable with adequate amenities. Easy to work with with the "company professional," Chris. He was responsive, informative and friendly.

The Condo was beautiful, the ammenities were great, the view was beautiful with the Sunsets everynight that could be seen from the Master BR as well as the Living room and deck. The Beds were very comfy, Kitchen well equipped, this Condo is not for Smokers, there is no smoking anywhere on the property and that includes the outside deck.

We had a great time & will definitely go back. The condo was very nice & in a great location.

We have three 6 year old grandchildren and it is the perfect place for our family. The only problem was with the kitchen, where the trash had not been emptied, there were dirty dishes in the dishwasher, and a plate with butter in the cabinets. However,
the rest of the rest of the condo was very clean.

We stayed at the Lookout and were very pleased with the unit and how well stocked it was. Perfect set up for two families, one couple and a family with three kids. The bunk room is a great idea.

Ludington is a great place to vacation and One Ludington Place puts you in the center of it all. The condo's are very spaceous and have all the amenities.
Dealing with the members of Ludington Property Management was a pleasure. From selection of a condo to check in and departure, the process was flawless. My wife and I look forward to dealing with them again. We highly recommend them.

Ludington has started making a big deal of of New Years, and it was perfect to be in the middle of the action. This is our 5th year enoying a Michigan New Years getaway with another couple, and this might have been our best location yet.

This condo was the most beautiful place we have ever stayed. It was roomy with plenty of storage, had a beautiful kitchen, was located in a quiet friendly neighborhood and had a gorgeous view of the lake. We would like to come back again!!

The property is located with-in walking distance of the down town shops, parks, and dining locations. The unit is clean and has everthing a person needs. The staff was helpful in everyway. The pool was great for the kids to swim in. We has a wonderful time.

We had an absolutely wonderful time in Ludington. The condo was gorgeous and we loved the pool and hot tub. We plan on making it an annual trip!

Why is there never anyone in the office? Evidently they were having some issues with the garage door, my son-in-law's car was vandalized, gas taken and gas cap area broken. As far as the condo and surrounding area, it was wonderful! We were close to my brother-in-laws boats, the park the downtown. It was perfect
